BOOK NOW WHERE WE ARE We are located on the South Downs Way in the centre of Pyecombe Village. The Village is nestled in the South Downs National Park only 6 miles from Vibrant Brighton. With the villages unique location there are plenty of walks or why not hire a bike to explore! Brighton is renowned for its Clubs outstanding bars and award winning restaurants. BREAKFAST Breakfast is served between 07:30-10:00 and will be brought down to you at a time of your choice. THE LODGE The lodge is open planned with a pitched roof and has a sitting area, a double bedroom and bathroom with a WC, wash basin and shower.     ARRIVAL INFORMATION DIRECTIONS Travelling south on the A23 from Gatwick take the exit towards A273/Hassocks. At the T junction turn right and follow the road till you get to the Plough Pub which is on your left. Turn immediately left and drive up Church Lane till you come to a cross roads by the Church. Turn right down School Lane and we are the 4th house on the right. If travelling from Brighton on the A23 take the slip road towards Hassocks A273, go under the flyover, first exit will take you to the BP Garage/M&S continue and take the second turning on the left. Drive up School Lane and we are the third house on the left. We have a Swing Sign attached to the side of the house showing Duck Lodge and a large carriage lamp at the front. CHECK-IN TIME Check-in time is 4pm. We can sometimes arrange an early check-in so please contact us in advance and we’ll do our best. Please note there isn’t any guarantee on this! We suggest you refer to the local area guide on what to do if you arrive early – there’s always the Plough Pub ! ​ PARKING We ask you to park on the drive, not on the road please. When you arrive you will see the side entrance to Duck Lodge that has a sign on it – Please reverse into the drive as close to the fence as possible, letting your passenger out first so you can get nice and close to the fence and have the front of your car in line with the second post in to allow me to get my car out that’s parked at the front of the house. ELECTRIC CAR CHARGING If you need to charge an Electric Vehicle we can do this for a fee paid locally using our 7.5 kW charger that uses a type 2 connector for 6 hours between 23:30 - 05:30

    WALKS AROUND PYECOMBE ​ Walk 1 This walk will take approximately one hour. Medium to light walking with some hills to ascend. This walk will take you through open fields, through wooded areas including part of the Pyecombe Golf Club.     DUCK LODGE INFORMATION RATES PER NIGHT Accommodation with continental breakfast included. Freshly baked bread, croissants, pain au raisin and pain au chocolat daily. Rates start from £155 per night for one person and £165 for two people. Luggage can be stored in Duck Store which is opposite Duck Lodge. THE LODGE Double bed with memory foam top mattress, Egyptian Cotton linen, Hypoallergenic Pillows, Sky TV, two radiators in the main area and one in the bathroom. There is a fridge, microwave and honesty bar located in Duck Store opposite the lodge. A first aid kit is located in the bathroom with an electric shower, Molton Brown toiletries, full length mirror, ultra fast wi-fi, tea and coffee, French Press with coffee provided, towels and two bathrobes, ironing board and iron, hairdryer, smoke alarm, alarm clock. SECURITY We have CCTV in operation within our property to protect ourselves, yourself and your car if left on the drive. We have one camera located at the entrance to Duck Lodge and the other at the entrance to the property. We cannot be held responsible for any loss or damage whilst staying at Duck Lodge but CCTV can assist in your personal claim if this was required. Footage is kept for 5 days only. HONESTY BAR We have provided a small selection of white and red wine, gin and tonic, cider, lager and soft drinks in the fridge for your consumption which is located in Duck Store opposite the log cabin with a price list. Please leave money in the box provided. STORAGE Opposite Duck Lodge is a large secure storage area for the likes of luggage, bikes, rucksacks and boots etc. To keep the Duck Lodge clean we kindly request shoes not to be to be worn inside and walking boots be left in Duck Store. A key will be provided for your own security. BREAKAGES Any damage to Duck Lodge or its contents are to be paid for on departure or will be charged to the card used for payment SOUND SYSTEM There is a Sonos system including Alexa in the Lodge – you can play any music or radio station of your choice as Duck Lodge has its very own Spotify account. LODGE ACCESS Once you have checked in, a key will be provided to gain access to Duck Lodge and a key for the side entrance of Stable Cottage.   • Hot Tub | Duck Lodge B&B

    HOT TUB The Hot Tub is located up on the main patio and is available for your exclusive use for 2 hours anytime between 16:00-21:00 on a daily basis and is provided for your complimentary use. We really don’t like to tell people what they can and can’t do, as this always sounds a negative. The Spa is for your pleasure during your stay but we have listed down some Do’s and Don’ts ultimately for your safety and pleasure and our protection. ​ We kindly request you vacate the Spa by 21:00 and be respectful to our neighbours and not play loud music. ​ We have provided two bathrobes to be used; these are hanging up in the bedroom. Please can we kindly ask you to take a shower and remove makeup before using the Hot Tub and tie up your hair up if its long as we wouldn’t like your hair to turn green due to the chlorine in the tub ;o) ​ On arrival we will show you how to operate the tub and the awning that goes over the top if needed. ​ We kindly ask you to read through the below guidelines and let me know verbally you are happy with everything. ​ These are recommendations as set out by the The Hot Tub Society. ​ The Hot Tub is heated to 40° at night and boosted between 14:00–16:00. Please note !….When the pumps are running on full power the tub will naturally decrease in temperature as the heating system does not work when in use. By having the pumps on medium and not high, will help to maintain the heat. ​ At 40° you are advised to limit your time in the hot tub to a maximum of 30 minutes in each use to a maximum of 2 hours in any one given time (These are guidelines and not compulsory) ​ Exceeding this time can affect your inner organs and cause fever-like conditions. Please shower and rinse before using the hot tub, as this washes away many of the common skin bacteria and chemicals that will reduce the effectiveness and cleanliness of the hot tub. People with skin, ear, or other body infections, open sores, or wounds should not use the hot tub due to the risk of spreading infection. Pregnant women and persons with heart disease, diabetes, low or high blood pressure, or any serious illness should consult their doctor before using the hot tub. Excessive exposure to the hot tub can increase the risk of allergic reactions and skin complaints. If any allergic reaction occurs leave the hot tub and rinse off in the shower then contact me 07966 292601. We suggest not to consume alcohol before or during hot tub use. (These are guidelines and not compulsory) !!! The heat of the water speeds up the effects of alcohol and can cause sleepiness, dizziness and unconsciousness. We suggest not use the hot tub when on medication as this may cause sleepiness, drowsiness or raise/lower blood pressure. We suggest not use the hot tub after a heavy meal or exercise as the water temperature can affect your heart rate. Please only use plastic glass which are available in the lodge. Please do not sit on the plastic lid, which covers the filter. Please ensure you understand how to remove and store the cover when using the hot tub. For the consideration of our neighbours, music should not be played loudly by the hot tub and we kindly request you vacate by 21:00 It is natural to raise your voices to speak over the jets, but please be aware that sound does travel very easily in the countryside and regulate your volume accordingly. ​ We reserve the right to withdraw the hot tub without refund in the event of misuse or we experience high winds which stops the awning being used. ​ If the hot tub needs to be shut down, cleaned and refilled due to misuse then an additional charge of £50 will apply. ​ We appreciate you taking the time to go through the above ​ Enjoy

    A BIT ABOUT ME I had worked for American Express for 24 years and regrettably I was made redundant in Feb 2016. Unknowingly at the time it was the best thing that could ever happen to me, as it was going to allow me to live my dream of running my own Bed and Breakfast. Having worked for a large Corporate company I had gained a massive amount of Customer Service and Communication skills dealing with the Rich and famous, arranging a picnic for 50 on the side of the Thames with 3 hours notice, organising a private jet for a family of 3 to attend a surprise party to purchasing a Baby Bentley wrapped up in a red bow for a Wedding present. Setting up Duck Lodge was going to be a challenge compared to my previous life but I have to say I have enjoyed it from day one. Duck lodge opened in Feb 2017 and has been an absolute dream to run. The one aspect I love is meeting different people on a daily basis – everybody has a story to tell which I find so interesting – I absolutely love dealing with people and making people feel happy, welcome and making sure they enjoy their stay in Duck Lodge and to be a memorable one. In my spare time I love taking my two Chocolate Labs (Bella & Beau) out walking on the downs, mountain biking around Sussex and the Lake District and my passion is Cooking – Gordon Ramsey eat your heart out ! I have lived in Pyecombe for 27 years and love being an intricate part of village life together with my Partner John and my 25 year old Daughter Ella.   • Covid-19 | Duck Lodge B&B

    COVID-19 When staying in Duck Lodge please be rest assured in light of Covid-19 we are fully sanitising the lodge on a daily basis by using the latest fogging system. This new process sends a microscopic vapour that completely disinfects the cabin including walls, floor and bedding for your complete safety. Please note! you may find a very mild coating on the glass tops – this is the anti-bacterial film that’s protecting the cabin for your safety. This process will also be adopted for the Hot Tub and surrounding areas. We have also installed a Sanitising Gel dispencer at the entrance to the property and another by Duck Lodge itself – please can we ask you to use these when arriving and leaving the property.
